Ordway HomeGuard Rental Home Watch Services give absentee owners peace of mind without the cost of full property management. We help keep your rental investment safe, guest-ready, and in top shape—whether it’s between tenants or booked months out.

Our scheduled inspections help catch problems early, from leaks to unauthorized entry. We can also coordinate trusted vendors for repairs, cleanings, tenant introductions, and more—saving you time, hassle, and money.

You handle the rent, accounting, and any evictions; we handle the watchful care that help to keep your property in good condition and ready for the next occupant.

Long-Term Rental Inspections

Regular check-ins on long-term rentals (often quarterly) to evaluate your home’s security and condition. Includes the full home watch services list here. Renters may not notice some of the details that our expert team catches.

Short-Term Rental Inspections

Visual inspections before and after short-term rentals. We evaluate the condition of your home and report any observed issues to the homeowner, and facilitate repairs or cleanings as needed.

Repair Assessment & Coordination

Evaluate and arrange needed repairs with reliable contractors, oversee access, and keep both the renter and homeowner informed every step of the way. Emergency services are available.

Storm Preparation & Follow-Up

Rental Watch Pricing

Your plan includes up to four visits per month during regular hours, and we’re always ready to assist when needed. From coordinating storm prep, repairs, and cleanings to welcoming new tenants and handling departure checks, we manage the details so you can focus on maximizing income while your property stays in top shape.

NOTE: This is not full property management, the owner would be responsible for finding and screening the tenant, drafting the lease, collecting payments, financial reporting, and tenant relations. Normally those services cost owners 8%-12% a month. We can refer you to a real estate advisor for tenant placement if desired.

Please note: Business hours are Monday – Friday from 8:00 am to 5:00 pm. Any emergencies or requested visits after these hours are an additional fee.

During rental periods: Conduct a full visual inspection of the home’s interior, lanai, and garage quarterly on long-term rentals and weekly when unoccupied. Unoccupied homes get full list of home watch services.

Check electrical panel for tripped breakers and ensure water heater breaker is on.

Look for visible signs of insect or rodent activity.

Walk the exterior of single-family homes to check the pool, screens, and look for signs of neglect or tenant damage, proper drainage, and other concerns.

Complete a detailed Home Watch Report during every visit and share with the client.
