Ordway HomeGuard Rental Home Watch Services give absentee owners peace of mind without the cost of full property management. We help keep your rental investment safe, guest-ready, and in top shape—whether it’s between tenants or booked months out.
Our scheduled inspections help catch problems early, from leaks to unauthorized entry. We can also coordinate trusted vendors for repairs, cleanings, tenant introductions, and more—saving you time, hassle, and money.

Your plan includes up to four visits per month during regular hours, and we’re always ready to assist when needed. From coordinating storm prep, repairs, and cleanings to welcoming new tenants and handling departure checks, we manage the details so you can focus on maximizing income while your property stays in top shape.
NOTE: This is not full property management, the owner would be responsible for finding and screening the tenant, drafting the lease, collecting payments, financial reporting, and tenant relations. Normally those services cost owners 8%-12% a month. We can refer you to a real estate advisor for tenant placement if desired.

Please note: Business hours are Monday – Friday from 8:00 am to 5:00 pm. Any emergencies or requested visits after these hours are an additional fee.

Customized services—like bringing in patio furniture, accepting deliveries, or prepping for arrivals—make ownership easier and can even enhance the rental experience. By helping to prevent damage, deterring intruders, maintaining insurance compliance, and protecting property value, rental home watch services help safeguard your investment while saving you thousands over traditional property management.
For a small monthly fee, rental home watch includes:
All services below provided Monday – Friday between 9am – 5pm EST. After hours service available for an additional fee.
Before and after each rental period, we perform a complete visual check of the interior, lanai, and garage.
Report any issues or damage to homeowner after leases end and advise on returning deposit.
Coordinate cleaning, painting, repairs and other services between rentals.
Inventory check on turnkey rentals.
Inspect for any signs of water leaks, damage, mold or mildew.
Check electrical panel for tripped breakers and ensure water heater breaker is on.
Look for visible signs of insect or rodent activity.
Walk the exterior of single-family homes to check the pool, screens, and look for signs of neglect or tenant damage, proper drainage, and other concerns.
Complete a detailed Home Watch Report during every visit and share with the client.
Immediately notify the client of any issues found.
