Conduct a full visual inspection of the home’s interior, yard, planting beds, stucco, lanai, and garage for obvious issues.

Confirm A/C is cooling your home properly and the temperature is below 78 degrees.

Visually inspect A/C air filter. Change as needed if  filters are supplied.

Ensure all windows and doors are locked to reduce the risk of break-ins. Open and close all windows once a month.

Run all faucets, flush toilets and run disposals to keep plumbing in good condition (if water is on). Check that stoppers work and check for leaks.

Check appliances to be sure they are working. Dishwasher and clothes washer run once a month if water is on.

Visually inspect for any signs of water leaks, damage, mold or mildew.

Check all lights and fans (replacing bulbs is a small extra fee).

Check electrical panel for tripped breakers and ensure water heater breaker is off (if requested).

Look for visible signs of insect or rodent activity.

Walk the exterior of single-family homes to check the pool, screens, and look for signs of damage, vandalism, proper drainage, and other concerns.

Bring in junk mail/flyers from front door.

Complete a detailed Home Watch Report during every visit and share with the client.

Immediately notify the client of any issues found.
